Broward Diagnosis Guide

Recoat or replace your garage floor coating? Read the symptoms like a clinician

The cheapest question in this business — recoat or replace a garage floor coating — is also the most expensive one to get wrong. A recoat over a failing floor buys the failure twice. This guide is the same logic our matched installers apply on site: symptom by symptom, with the tests that settle it.

Peeling across wide areasThe bond has failed — moisture, prep, or both. More coating will not re-bond the old layer.Replace. Grind to sound concrete, moisture-test, rebuild.
Bubbles or blistersVapor or pressure under the film. The coating is being pushed off from below.Replace, with mitigation. Recoating seals the pressure in.
Hot-tire marks lifting the surfaceThin or under-cured material plasticizing under hot tires — classic DIY-kit failure.Replace in the drive paths at minimum; usually floor-wide.
Dull, worn traffic lanes; coating intactSurface wear on a sound, bonded system.Recoat candidate. Screen, clean, and re-topcoat can restore it.
Yellowing at the door line onlyUV ambering of the surface layer.Test, then decide. Sound bond → UV-stable recoat may fix it.
Cracks printing throughCracks were coated over without proper treatment, or the slab is moving.Depends on the crack. Dormant → repair + recoat possible. Living → address movement first.
One small chip or patchImpact damage on an otherwise healthy floor.Repair. And honestly: a repair-only job, routed as one — not an installation.

The two tests that settle arguments

Adhesion. A cross-hatch tape test or a simple scrape at several points — near the door, in the drive paths, at the back wall — tells you whether the existing coating is a foundation or a liability. A floor that passes everywhere is a recoat candidate. A floor that fails anywhere gets sectioned and priced for removal.

Moisture. A meter reading (and a plastic-sheet test as a crude backup) tells you what the next system must survive. Skipping this test is how a replacement becomes a repeat patient — the full reasoning is on our clinic homepage, and the money side is in the replacement cost guide.

Diagnosis questions

How do I remove peeling garage floor paint if replacement is the verdict?

Mechanically. Knowing how to remove peeling garage floor paint the durable way means diamond grinding to sound concrete — pressure washing, acid, and chemical strippers leave failure residue in the pores and do not create the profile a new coating bonds to. It is dusty, loud, professional work, and it is the foundation everything else stands on.

Can I fix a yellowing epoxy garage floor without replacing it?

A yellowing epoxy garage floor fix depends on what the yellow means. Surface UV ambering on an otherwise sound, well-bonded floor can sometimes be screened and re-topcoated with a UV-stable polyaspartic. Yellowing traveling with chalking or adhesion loss means the system itself is degrading — that is a replacement conversation.

What if only one area is peeling?

Localized peeling gets a localized test: if the surrounding coating passes adhesion checks and the cause was a spill or a tire hotspot, a proper patch is defensible. If the patch peels at the edges of the test itself, the bond is failing floor-wide and the diagnosis escalates. Test, don't guess.
